Property Plumbing & Gas Inspections

Buying or selling? Our pre-purchase inspection uncovers hidden plumbing and gas defects before they become your problem. Serving Caloundra, Sunshine Coast, and Moreton Bay.

Know What You're Buying Before You Sign

A property's plumbing and gas systems are some of the most expensive things to fix if they go wrong — and they're almost always hidden. A standard building inspection doesn't go deep enough. Our specialised plumbing and gas inspection gives you a clear, independent assessment of the property's condition.

Jay has seen it all — under-slab leaks disguised with fresh paint, non-compliant gas installations hidden behind walls, old cast iron drains riddled with root intrusion. We write it all up clearly so you can negotiate with confidence or walk away informed.

What We Inspect

Water Supply

Water pressure and flow, mains connection, meter condition, isolation valves.

Hot Water System

System age, condition, type, compliance, anode and relief valve status.

Gas System

Gas appliances, pipework, compliance certificates, leak testing.

Drainage

Drain flow, condition, blockages, stormwater, sewer connection and gradients.

Internal Fixtures

Taps, toilets, showers, baths, sinks — function, condition and obvious defects.

Compliance

Visible non-compliant or unlicensed plumbing and gas work identified and reported.

Roof & Ceiling

Roof plumbing, gutters, downpipes, stormwater connections. Signs of roof leaks entering the ceiling cavity — often a plumbing or roof-flashing issue rather than a structural one.

Bathrooms

Wet area waterproofing, shower bases, bath seals, vanity plumbing, tile condition and signs of concealed leaks behind walls — one of the most common sources of hidden water damage.

You'll Receive a Written Report

Every inspection includes a clear written report with findings, photos, and an assessment of urgency and estimated remediation cost for any defects found. Useful for negotiations with the vendor or planning your renovation budget.

  • Before listing a property for sale (avoid surprises)
